Narrative Description

Located in the historic district of Capitol Hill, the two sites within one-half mile of each other represent redevelopment opportunities that return the properties to productive use and serve District residents.

525 9th Street, NE is a 5,690 square-foot site located on 9th Street, NE between E and F Streets, NE. Currently, the site features a vacant, two-story building. This building formerly housed the 9th Precinct of the Metropolitan Police Department. This property ceased to operate as a police precinct in the late 1960's.

1341 Maryland Avenue, NE is a 5,485 square-foot site located on Maryland Avenue, NE between 13th and Elliot Streets, NE. Currently, the site features a vacant, two-story building. This building formerly housed Engine Company 10 of the DC Fire Department. This building ceased to operate as a firehouse in 1940.

The $3.3 million project will consist of the redevelopment of both vacant buildings into nine(9) mixed-income residential condominiums: five (5) residential condos for the former police precinct and four (4) residential condominiums for the former firehouse. Four (4) residential units, two (2) units in each building, or 44% of the residential units, will be affordable to households earning at or below 60% of the area median income.

The District has chosen Argos Group to redevelop the two (2) properties.

Next Steps

Predevelopment began in April 2009. Construction/Renovation is expected to begin in late April 2010.
